SUMMER 2016 SALES ACTIVITY AT THE CORONADO SHORES

This year has been very good for the sellers who are receiving higher prices. But
there is always a qualifier when speaking about prices at the Coronado Shores.
It’s all about the condition and the location. A property listed in line with recent
comps will usually sell faster than a singular property listed much higher. A
recent mailing from another company used averages by adding all the sales to
calculate an average selling price. This was also done by square feet to quote
a sales price. This can’t be done because of the individual uniqueness of each
property. There will be units that can sell for $500,000 or more than another
same size property because of an ocean view verses a bay view. Our agents
can help a seller understand the market and how his property compares to other
similar sales with a similar view and conditions. The recent sales listed below
